Terms and Conditions

  •           All bookings are accepted under the following terms:
  • No contract exists until we have received a completed booking form together with a deposit of £100 and our confirmation of the booking has been despatched. Thereafter the guest becomes liable for the balance of the rent. The balance must be paid at lease 6 weeks before the start date. If you cancel your booking you will loose your deposit. If you cancel within 6 weeks of the start date we will try to re let the property and if successful we will refund your money excluding deposit and any costs involved in re advertising etc.
  • The booking is made for the people whose names are listed on the booking form only and there shall be no change without the owners consent. We do not allow parties of all male or all female persons without our consent. Overnight visitors are not allowed without our consent.
  • All holiday lettings will commence at 4pm on the day of arrival and end at 10.30am on the day of departure. A late departure is sometimes possible by arrangement.
  • If in the unlikely event of us having to cancel your booking for some unexpected reason then our liability is limited to refunding the money you have paid. If you are part way through your holiday we will refund for any unused nights excluding any booking fees, service fees or cleaning fees.
  • You are obliged to keep the property and all furnishings, fixtures, fittings and effects, in the same state of repair and condition as they were in at the commencement of the holiday and to ensure that the home is left clean and tidy. In default of such obligation you are obliged to reimburse the owners against any costs incurred in remedying the faults.
  • You will be responsible for any damage to the holiday home, or to the furniture, fixtures fittings and effects and loss of income. We advise you to take out insurance to cover your liability. Anything broken or damaged should be repaired or replaced to a similar standard and equivalent value. If this is not possible then the owner should be informed as soon as possible and paid for before leaving.
  • We allow up to 2 well behaved dogs which must remain downstairs. Each dog is charged at £10 per stay. You must clear up after your dog outside and when walking your dog on the field.
  • We do not allow smoking inside the house. Cigarette ends and any other litter must be placed in the bins. If using the BBQ it is your responsibility to clean it after use.
  • The holiday home includes the equipment listed on the inventory. In the unlikely event of a breakdown of an item we will do our best to correct things but in any event no refund will be made.
  • If you feel that you have a genuine complaint then you must inform us immediately which will give us chance to rectify the problem. We will not entertain any complaints, which are made after the holiday.
  • These conditions shall be deemed to have been accepted by you upon completion of the booking form.
